UJ Enterprise was formed in year 2005 and is lead by individual from varied technical disciplines with expertise in the field of  Pool Maintenance and a passion for the sport of swimming.

Azri b. Zainal – Azri has many years of technical experience with machines, having worked for a Japanese manufacturing giant for 12 years, with responsibilities covering setting as well as trouble-shooting and maintaining various critical machines within the process. His experience working with the Japanese, including one year in Japan, has ingrained in him a work ethic of attention to detail and pride in his work. He left the world of manufacturing 5 years ago and pursue his dual passion of aquatics and business.

Thus UJ Enterprise UNDERSTANDS the importance of having clean, clear water in the swimming pool to provide not only a good, hygienic and safe physical experience for users of the pool, but also to provide an aesthetically pleasing experience for non-users of the pool. We would hate to swim in dirty, murky water, and thus we are commited to ensuring others do not have to do so!

More importantly, we have the knowledge and expertise to achieve the highest quality swimming pool water while simultaneously assisting pool or property management to reduce running costs incurred by excessive running of circulation pumps or wastage of water.

UJ Enterprise is currently the only pool maintenance company in Malaysia that we know of which has a GUARANTEE of quality that backed by a MONEY-BACK policy – if any pool maintained by our company has to be closed due to negligence or wrong-doing on our part, we ask that the client deduct 1.5 times of the pro-rated daily rate for the contract amount from the payment for that month, per day closed. E.g., if the contract amount is RM2,000.00, and they has to be closed for 2 days because we have not put enough chlorine and the pool has turned green, then the client would be asked to deduct (RM66.67 x 1.5 x 2 days = RM200.00) from the payment from that month.

SWIMMING POOL MAINTENANCE PROGRAMME

The Company is committed to providing the highest quality maintenance and hygiene care to each every swimming pool so that you, your members/clients/tenants can enjoy their sporting and recreational sport in a clean, safe and hygienic environment.

For an average club or private pool, the following maintenance procedures are required (Note: Frequency of procedures for condominium and private swimming pool with differ according to usage):-

(a)            TURN ON WATER PUMP IN THE MORNING

An experienced personal will be required to check the water pump at the pump house daily e.g. recording the time of check, water pressure etc. After confirming that the machine is in order, he will turn it on.

(b)             TURN OFF WATER PUMP AT NIGHT

Before the end of the day, another check on water pump is required to ensure that the machine is in good working condition. After confirming this, the same personnel will turn it OFF before he leaves the premises.

(c)             VACUUM THE POOL AT LEAST THREE TIMES PER WEEK

It is a must for the above swimming pool to be vacuumed three times a week to clear it from dust, soil, fallen leaves, human hair etc. This is because the prolonged presence of any of these elements will affect the quality of the water. This is very important as pH and chlorine levels must be maintained at all times in the water to ensure safety for the users.

(d)             CHECKING THE SWIMMING POOL WATER QUALITY

The pool personnel is also required to examine and test the water quality for its pH chlorine content. Excessive chlorine is poisonous whereas insufficient chlorine makes bacterial and disease control lacking.

The test is conducted using a special water test kit, which can be either included in the contract amount or purchased and provided by client.

(e)             BACKWASH THE POOL AT LEAST TWO TIMES PER WEEK

Backwash process is a pool cleaning process which cleans the water filter inside the Filtration Unit which is located at the Pump Room. Usually the water in the swimming pool is sucked using the pump and passed through the water filter in the Filtration Unit, micro-dirt and bacteria in the water will be filtered out.

The backwash method reverses the water flow to force the accumulated dirt to flow out and be removed. This is the most effective method to-date for cleaning of filter.

The backwash method must be employed at least two times per week. This is important as the otherwise, the filter will get clogged and fail and filtration will not be complete and dirt will flow back into the pool.

A good indication of the dirt will be the water in the pool to turn green in a week due to the micro-bacterial growth. Swimmers bathing in this water will suffer from itchiness and skin irritation.

Possible outbreak of water borne disease like Hand, Foot and Mouth (HFM) disease is real.

(f)              SCRUBBING THE SWIMMING POOL AT LEAST ONCE A WEEK
DEPENDING ON SITUATION

Should the above procedures be in proper order, the swimming pool should also be scrubbed from water algae or fungus. Despite proper levels of chemicals, algae and fungus may still grow in areas where direct sunlight dose not penetrate much. The following locations are where bacteria are likely to grow:-
      
        -  Wall tiles
        -  Under the water light
        -  Concrete wall
        -  Floor nozzle
        -  Steel staircase
        -  Starting block
(g)             MAINTENANCE OF THE WATER PUMP

Oftentimes, pool maintenance is so focused on the swimming pool itself that the condition of the equipment in the pump room is neglected or overlooked. We will also issue an overall maintenance report reporting the inspection result of periodic checks on the water pump and accessories such as end suction pumps, butterfly valve, water filter, cast iron fitting, piping etc.

(h)             SPREAD THE CHLORINE POWDER DAILY AND ADDING OXIDANT,
SODA ASH OR ALUM AS REQUIRED

After testing the water quality, the experienced pool maintenance personnel will decide on the amount of chlorine powder dosage needed for the pool. This ensures adequate levels of chlorine to prevent micro-bacterial growth. The spreading of the chlorine also ensure that the water is always crystal blue. However, it is also important not to spread TOO much chlorine as that can present a health hazard.

(i)               PREPARE THE OVERALL DAILY REPORT – TIMES A WEEK

We will issue another overall weekly report. This report will serve as a preventive maintenance report. By studying the bahaviour of the pump, timely repair can then be carried out and expensive one-time pump failure can be avoided.

We will also extend a copy to the pool Management.

(j)               PREPARE MONTHLY OVERALL SWIMMING POOL CONDITION
REPORT

           Specifically for Management’s reference, we will prepare a management  
           report reporting the overall performance of the swimming pool and water
           quality. Changes or action will be recorded for reference. This report will be
           sent out by the first week of each month.

The green and murky nature of the water is typical of a poorly maintained  pool, whereby the chemicals were either added in the wrong propotions or in insufficient quantities or not frequently enough, or sometimes due to the use of poor quality chemicals. It can also be caused by improper maintenance of the pumps and filters or insufficient scrubbing and backwashing of the system.

We at UJ Enterprise are passionate about swimming pool and therefore abhor seeing water that greenish and murky. We extremely committed to ensuring that the water in any pool we maintain stays constantly crystal blue and crystal clear.

Due to our experience, we were able to completely rectify the problem without having to resort to the costly and lengthy process of draining the pool and refilling it with fresh water.

Currently, our company is the only one in Malaysia that we know of, which GUARANTEES the quality of its work. Should any pool that we maintain have to be closed due to poor water quality as a direct result of our incompetence or negligence, the client actually has the right to deduct up to RM100 per day from our contract fee until the pool is usable again.
